FREQUENTLY ASKED QUESTIONS Listing Questions WHAT CAN I EXPECT TO COMPLETE THIS PROCESS? 1. Call our office (586-928-7899) to speak with us an answer any questions that you may have about how our program works. 2. You will then be emailed and invoice and payment instructions. (Visa, Mastercard, Pay-Pal)3. Once payment is recieved you will then be email a listing package in PDF format.4. Print out package and follow instructions to complete. Be sure to sign all documents.5. You can then fax (586-928-7877), scan (oke@ericoke.com) or mail (52323 Staffordshire Shelby, MI 48316) completed package to our office.6. In 24 hours of the reciept of your completed package you will be emailed a confirmation of your completed listing.7. Proof listing and make any changes at this time.8. Sell Your House ARE THERE HIDDEN FEES? Not with our services! NO hidden fees ever. Everything is disclosed up front prior to signing any listing agreements. SHOULD I USE A NATIONAL FLAT FEE SERVICE PROVIDER? These national services may not be licensed in Michigan. They are referral networks and they act like the middle man in connecting you with a local broker. So there fees are generally higher so all parties can take their cut. List direct and save. CAN I STILL SELL MY HOME ON MY OWN IF I USE YOUR SERVICE? Absolutely! If you find your own buyer you pay no commissions*. That is the beauty of our service…you get the best of both worlds. You get the advertising and the power of the MLS and still maintain control of your sale. *(If you choose the full service option you would still pay.5% for us to handle the closing for you) WHAT DOES THE $99 EXTENTION FEE BUY FOR ME? If you need the extension your listing will be re-entered into the MLS and re-distributed as a fresh listing, including a new description if you wish. This extension will guarantee we will keep your home listed until it sells or you cancel. No additional extension fees are needed after this one. WILL SELLING BROKERS BOYCOTT MY LISTING IF IT IS NOT A FULL 5-7% LISTING? NO! To do so is a violation of National, State and Local Fair Trade Laws. You will not be ignored. Plus they are typically still receiving the same amount of commission as they normally would. We are the brokers working for less. WILL MY HOME APPEAR ON REALTOR.COM®? YES! DO YOU HELP WITH PRICING? Depends on the package you choose. FSBO Full w/ MLS includes pricing assistance. With the FSBO MLS Entry Only package it is optional. Note you can add this service for $25. DO I HAVE TO COME TO YOUR OFFICE? No! With today’s technology many times we can handle the bulk of the listing via e-mail and fax. However, if this is not convenient for you we can come directly to you. The only time you will have to leave your home is on the date of closing. Closing will be held at a local title company of your choosing. DO I HAVE TO SIGN A CONTRACT? Our listing agreement is considered our contract which is required to be listed on the MLS. This agreement can be canceled at anytime (with proper written notice) without penalty or hidden fees. CAN I HOLD OPEN HOUSES? YES! We will even update your listing to help promote your open houses.
